About the Role We are seeking a P2 Senior Professional to join our Value and Risk Advisory team in London, specialising in the healthcare sector. This role offers an exciting opportunity to work across a diverse portfolio of healthcare assets including elderly care homes, specialist care, and hospitals. You will deliver high-quality valuations for leading healthcare operators, investors, lenders, and public sector organisations. Key Responsibilities Healthcare Property Valuations Undertake RICS Red Book valuations across various healthcare property types including elderly care homes, specialist care, hospitals, and medical centres. Prepare valuations for multiple purposes including secured lending, financial reporting, acquisition/disposal, portfolio management, and statutory accounts. Value healthcare properties on appropriate bases including Market Value, Fair Value, Market Rent, and specialised healthcare operational bases where relevant. Sector-Specific Analysis Develop deep expertise in healthcare real estate fundamentals. Analyse care quality ratings (CQC), demographic demand drivers, regulatory frameworks, and operational performance metrics that influence asset value. Assess location-specific factors including catchment demographics, competing provision, local authority fee structures, and planning constraints unique to healthcare use classes. Financial Modelling & Reporting Build robust financial models incorporating healthcare-specific inputs: bed spaces and utilisation rates, fee income structures, EBITDARM multiples, and operational covenant strength. Produce clear, defensible valuation reports that communicate complex technical analysis to both property specialists and healthcare sector clients.
